Beachfront Properties
for Sale in Playa del Carmen

Twenty-eight-degree water at seven in the morning, a walk from your door. From the ferry pier to CTM Avenue there are nine addresses truly on the sand and 28 more one street back: here they are, block by block, with the price per square foot, the starting price and the unit types of each one. We do not represent developers: when you buy with us, we work for you.

01The three lines

Beachfront, beach access or ocean view
in Playa del Carmen

In Playa del Carmen the first row fits on a list of just over a dozen buildings. Everything else is one street back, and that street costs half.

The sand of Playa del Carmen from the air, with the reef a few metres off the shore

Line 1 · On the sand

Nothing between you and the water. The building sits between the federal zone and the first street: no avenue, no hotel, no beach club in front. Every first-row lot downtown is taken, so it cannot be built again. Resale from 2005 to 2015 asks USD 290 to 500 per sq ft; new construction, 525 to 620.

The Playa del Carmen coastline from the air near Aldea Thai, with the sand, the first row of buildings and First Avenue behind

Line 2 · Beach access

One street back, and it costs half. You cross First Avenue or walk down a private path: under two minutes to the sand, at USD 190 to 540 per sq ft, up to 830 with a brand. It has the most inventory and is the line most often sold as beachfront. The real difference is not the walk: it is noise, view and resale.

Rooftop infinity pool in Playa del Carmen looking over the town roofs to the Caribbean and the ferry pier

Line 3 · Ocean view

The sea from above, priced unit by unit. You see the water over the roofs of hotels and beach clubs, so the price depends on the unit, not the building. On Fifth Avenue and Calle 10 the view starts on the fourth floor. Below that you pay for a view and buy someone else’s roof.

The word beachfront shows up in hundreds of Playa del Carmen listings. From the ferry pier to CTM, nine addresses are on the sand.

That is the whole reason for this page. It is not a list of properties. It is the list of the ones that are where they say they are, with what they cost, so you compare one building against another and not against a photo.

From Canada: direct flights from Montréal and Toronto land in Cancún in under five hours, forty-five minutes from Playa del Carmen, and from November to April the water stays near 26 °C while home is under snow.

3.5 kmof walkable beach (2.2 miles)

From the ferry pier to CTM Avenue. That is the entire downtown waterfront, and on that stretch only two zones have residential condos on the sand.Even-numbered streets climb north, so the street number is how everyone here locates a building. Only delivered buildings go on the axis: pre-sale does not yet have an address you can visit. The northern pre-sale has its own ruler further down.

Zone A · Calle 1 Sur to 8

Ferry and South Downtown

Mostly hotels, two exceptions.Saint Marine on Calle 4, the benchmark new build of the south, and Luna Encantada on Calle 6, 24 units from 2005 with an infinity pool over the beach. South of the pier it is already Playacar Fase 1.

Zone B · Calle 8 to 16

Downtown and Calle 10

The most first row in the city.El Faro, Corto Maltés, Ocean Plaza and El Taj Oceanfront: four buildings on the sand in six blocks, all from 2005 to 2010 and two minutes from Fifth Avenue. This is where first-row resale is measured.

Zone C · Calle 16 to 26

Constituyentes

The most misadvertised stretch. The shore is beach clubs. The only building on the sand is Magia, with a hotel in front. The rest is pre-sale studios of 290 to 430 sq ft at about USD 135 to 195 thousand: expensive per foot, built for short stays, not for living.

Zone D · Calle 26 to 34

Mamitas and Gonzalo Guerrero

The most expensive beach downtown. On the sand: Zonna, with 200 m of frontage. One block back: Aldea Thai, Oceana, Cruz con Mar and the Viceroy. First Avenue here is the strongest second line in the city.

Zone E · Calle 34 to CTM

Coco Beach and Little Italy

The clearest price ladder. On the sand: The Elements at USD 362 to 501 per sq ft and IT Beach at 630. Just behind: Casa del Mar around 290, and Pueblito Escondido down to 190. Little Italy is why people walk to dinner.

Zone F · CTM to Corasol

Zona Esmeralda and Punta Esmeralda

Outside the walk, mostly pre-sale.Mangrove, hotels and protected land in front, so there is no beachfront here: Quinta Arena, Elysium, MAIA and Mya are ocean view or partial ocean view. The beach is through public accesses at Calle 72, 88 and Punta Esmeralda. It has its own page.

See ocean view north of CTM →

From Calle 16 to 26 the shore is beach clubs (Coralina, Mandala, Lido), and the only residential building in that row is Magia, with a hotel in front. When a listing there says beachfront, ask what stands between the building and the water.

The only condo with its own private beach club. The owners own the beachfront lot where the club sits, so nobody can block the view to the Caribbean. That is what carries its value. Ground-floor and garden two-bedrooms ask USD 520 to 555 thousand, about 362 to 394 per sq ft, and several agencies list the same one or two units, so real inventory is small. A fully renovated ocean view unit asks 745 thousand: a ceiling, not a comparable. Three-bedroom penthouses ask 839 to 899 thousand, and the largest corner penthouse 1.09 million. 10. Clarifying note

And what is not on any listing

There are projects on this list we do not recommend today, and in Coco Beach there is a beachfront lot with more than sixty-five active lawsuits and six years in court, with construction stopped. That is the gap in the corridor and you will not read about it in any listing. We tell you the reason for each case on the call, with the document in hand. It is exactly the work a buyer’s broker exists for.

Every street is its own market. Two buildings 500 metres apart on the same sand have prices per foot that look nothing alike, and the reason is rarely the building: it is what stands in front, what stands behind and what time the noise stops.

How to read the figures. US dollars per square foot of total published area, terraces included, with the square metre underneath. Pesos at 17 per dollar, the rate of September 22, 2026. Every price is an asking price from September 2026, not a closing, and it is each building’s starting point: what the unit you want costs depends on floor, view and condition. The benchmark to compare against is the city median for inland product, USD 305 to 400 per sq ft. HOA fees are left off this page on purpose: they change continuously, by unit and by year, so we request them in writing from the condo with the financial statements and give you the figure for the building you are looking at.

Buying from abroad? Read how Americans buy, how Canadians buy or how Mexicans living abroad buy, and the closing guide for the step by step.

Liked one of the nine?

We send you that building’s HOA fee, financial statements and bylaws in writing within 24 hours, before you decide anything.

Beachfront inside Corasol: Mareazul and Costa Residences

The downtown first row ends at CTM Avenue. Further north, inside Corasol, the gated development with golf and its own beach club, two condo buildings stand directly on the sand. They are a different market from downtown: gatehouse, no walk to Fifth Avenue and a condo regime that sits inside the Corasol master regime, so the bylaws of both are read before any offer.

Calle 38 to CTM, two bedrooms: closings sit at USD 330 to 345 per sq ft (3,550 to 3,700 per m², Sabor a Miel and Menesse on the Beach). That is the real market for a building five to ten years old. Large units in small buildings, such as Heliko and Latitud 20, ask less per foot, from 250 to 290. Marila marks the ceiling at 455 to 530 because it is the newest. Studios and one-bedrooms always ask more per foot, so never compare them with two-bedrooms.

The other names, block by block

  • Downtown · Calle 10 to 20Singular Joy, One Paralia, The Gallery, Palmares, Paraíso 30 and Quadra Alea. This is the nightclub and short-stay zone: a good price per foot, and worth sleeping there one night before buying to live.
  • Mamitas · Calle 26 to 34Mamitas Village, Las Olas, Magic Paradise, La Brisa and Oceana Residences, plus Cruz con Mar and Oceana. The best second line in the city and the one that resells best.
  • Calle 38 and Little ItalyMiranda, Marila, Singular Dream, Terrazas de SIMCA, Vía 38, Kuxtal, Haab, La Residencia and Mimosa, with Pueblito Escondido and Natz Ti Ha near the beach corner. People walk to dinner, and that holds the price.
  • Coco Beach and Zazil-HaSabbia with large units, Lunada, Marea 34, L Condos, Solea, Paravián, Luna Maya and Menesse. The entry price reference of north downtown.
  • Toward Tenth and 25th AvenueBosque de los Aluxes, with large units and private pools but no amenities, and Palmar del Sol, which mixes residential with retail. There is no walk to the beach here anymore.
  • What is not for sale and worth knowingThe shore between Calle 16 and 26 is beach clubs, Mamitas, Lola Beach Club next to it, Coralina, Mandarino, Fragata and La Martina among them, and hotels. That sand is never sold, so no new project will appear in front of it. It is the best news for anyone who already has a view there.

03If you rent it out

Renting your beachfront property in Playa del Carmen
the months you are not here

There will be months you are not here, and renting it out in those months is normal. In Playa del Carmen there are three things worth knowing before you buy, because none of them can be changed afterwards.

The same condo, two managers, two results

We are asked this all the time and the uncomfortable answer is that the number does not depend on the building: it depends on who runs it. The same unit, with the same view and the same HOA fee, handed to two different managers, returns two different numbers. We do not depend on those numbers or charge for them, and we will not show you a building’s rental history as if it were a promise.

For rentals we always recommend Playa Moments, who know this market from the inside. Our job ends when you have bought well; theirs starts there.

We do not sell a return. We make sure you do not pay above market, which is a different thing and the only one that can be guaranteed. A building with a long rental history is worth more because it has information, not because it promises anything.

What we do check before an offer are the three rules below, and all three are in writing somewhere: in the condo bylaws, in the management contract and at the Solidaridad town hall.

  1. 01

    Short-term, allowed or not

The condo bylaws say so, not the seller. There are first-row buildings downtown where nightly rental is limited or banned, and it is one of the things that causes the most disputes after buying. Read it first.

  2. 02

    Open or mandatory management

Some condos let you work with whoever you want and others have a mandatory operator, with its own percentage and rules. It changes your margin completely and cannot be renegotiated after signing.

  3. 03

    What the municipality asks for

Solidaridad has its own permit and the state charges a lodging tax. It is a predictable, minor cost, but it belongs in the numbers from the start rather than being discovered in year two.

Sunset over the sea in Playa del Carmen, with the pier and glowing clouds
High season runs December to April and sargassum arrives in summer. Both are on the same calendar and both change the number you were promised.

Frequently asked questions about buying
beachfront in Playa del Carmen

How much does a beachfront condo cost in Playa del Carmen?

On the true first row, 2005 to 2015 resale asks between USD 290 and 500 per square foot, new construction between 525 and 620. In total dollars: a one-bedroom in El Faro from 290 thousand, two-bedrooms from 390 to 745 thousand depending on building and remodel, and new-build three-bedrooms from about USD 988 thousand. These are asking prices, not closings.

Which are the beachfront buildings in Playa del Carmen?

Nine addresses from the ferry pier to CTM Avenue: Saint Marine on Calle 4, Luna Encantada on 6, El Faro between 8 and 10, Corto Maltés between 10 and 12, Ocean Plaza on 12, El Taj Oceanfront from 2001 on 14, Zonna on 28, and in Coco Beach IT Beach and The Elements. North of CTM, inside Corasol, Mareazul and Costa Residences are also on the sand. The Viceroy, right behind Zonna, and Aldea Thai, Natz Ti Ha behind the Mahekal hotel, Casa del Mar on the CTM corner, Oceana, Cruz con Mar, Pueblito Escondido, Villas Sacbé and Magia are second line, not sand.

How much are HOA fees in a beachfront building?

They vary enormously, from about 200 dollars a month in small resale buildings to more than 2,000 in penthouses with hotel service. We do not publish each building’s fee because it changes continuously, by unit and by year, and an old figure does more harm than none: we request it in writing from the condo together with the financial statements and any approved special assessments, and give it to you for the building you are looking at. It is one of the first things we review, because a high fee is paid every month for every year you own the property.

How much is property tax on a beachfront condo in Playa del Carmen?

Property tax (predial) is paid once a year to the municipality of Solidaridad and is calculated on the cadastral value, which sits far below the market price. That is why it is low: on the listings we reviewed it runs from about USD 250 a year for a two-bedroom one block from the sand to about 1,100 for a newer beachfront unit. Paying at the start of the year usually earns a discount. Before closing, the notary checks that it is paid up to date: a debt stays with the property, not with the seller.

What does it cost each year to own a beachfront condo?

Four fixed lines: the HOA fee, property tax, insurance and, for a foreign buyer, the annual fee of the bank trust (fideicomiso). Insurance on the coast should cover hurricane and flooding, and the condo policy usually covers only the structure, not the inside of your unit. Utilities come on top: air conditioning is the largest electricity bill in any building. We give you each figure in writing for the building you are looking at before you make an offer.

What is the annual fideicomiso fee?

Foreign buyers hold beachfront through a bank trust, and the bank charges a yearly administration fee on top of the setup cost paid at closing. It varies by bank, so we compare it when the trust is set up. It is a fixed cost for as long as you own, so it belongs in the yearly numbers from day one.

Does Playacar Fase 2 have beachfront properties?

No. The Fase 2 shore is taken by the all-inclusive hotels, so there are no residential condos on the sand. Beach access is by resident pass, with the main entrance through The Reef Playacar and a second access authorised recently next to the Riu Yucatán. In Fase 2 the premium is paid for the golf course, not the sea.

What is the difference between Coco Beach and Mamitas?

Mamitas is the most expensive beach downtown and where everything is moving: Zonna’s two hundred metres of frontage on the sand, with Aldea Thai one row back. Coco Beach is the north end of the walkable beach and has the clearest price ladder: The Elements from 362 to 501 per sq ft and IT Beach at 630 on the sand, with Casa del Mar around 285 to 300 just behind. One block back, the Zazil-Ha stock drops to 190.

Can a foreigner buy beachfront in Playa del Carmen?

Yes, through a bank trust (fideicomiso) or a Mexican corporation, because the whole coast is inside the restricted zone. You have every right: use, rent, mortgage, sell and leave it to your heirs. On the first row we also review the condo’s ZOFEMAT concession, the first 20 metres from high tide: they belong to nobody, the building uses them under a federal concession and pays an annual fee. Each passport has its own guide: how Americans buy, how Canadians buy and how Mexicans living abroad buy, and the step by step is in the closing guide.

How does an American buy beachfront in Playa del Carmen?

The same way as any foreign buyer: a bank trust (fideicomiso) held in your name, with every right to use, rent, mortgage, sell and leave it to your heirs. What changes for an American is back home: how the purchase is paid from the US, the IRS reporting on a foreign property and the rental income, and whether US financing makes sense against paying cash. It is all in how Americans buy in the Riviera Maya, and the step by step of the purchase is in the closing guide.

How does a Canadian buy and finance beachfront in Playa del Carmen?

Through the same bank trust as any foreign buyer. What changes is on the Canadian side: financing usually comes from equity in a Canadian home rather than a Mexican mortgage, a property abroad is reported on form T1135 above the threshold, the Canada–Mexico tax treaty decides where rental income is taxed, and the property does not fit in an RRSP or a TFSA. It is all in how Canadians buy in the Riviera Maya, and the step by step of the purchase is in the closing guide.

Can I get a mortgage for a beachfront condo in Playa del Carmen?

Mexican banks lend to Mexican nationals, including those living abroad with a Mexican ID and tax number, usually for up to 70 to 80 percent of the appraisal and in pesos. You can run the numbers in our mortgage simulator, and the whole route is in how Mexicans living abroad buy in the Riviera Maya. Americans and Canadians usually buy cash or finance at home against their own property; developers in pre-sale also offer payment plans tied to construction.

Can a beachfront condo here be rented by the night?

It depends on the condo, not the city. Three things cannot be changed after you buy: whether the bylaws allow short-term rental, whether management is open or there is a mandatory operator, and what the municipality of Solidaridad asks for in permits and lodging tax. In the corridor’s condo hotels, such as El Taj or Villas Sacbé, the management contract weighs as much as the price.

Where is the cheapest beachfront in Playa del Carmen?

A one-bedroom in El Faro’s Surf tower from 290 thousand dollars is the cheapest way onto the sand, and El Taj has units from 295 thousand. One row back, Aldea Thai on Mamitas has studios from 220 thousand. And if you accept crossing a street, Luna Maya in Coco Beach closed a two-bedroom at 285 thousand.

Is sargassum a problem in Playa del Carmen?

It is seasonal and patchy: the heavy season usually runs May to August and does not overlap with the high rental season, December to April. Well-run buildings clean daily and budget for it. What we check is the condo budget: whether a beach-cleaning line exists and who pays it, or whether each season is solved with a special assessment. The live beach map and the month-by-month calendar are in the Riviera Maya sargassum guide.

Is it worth buying beachfront in pre-sale?

First-row pre-sale today prices between USD 525 and 620 per sq ft, and the branded Viceroy, one row back, up to 830, against 290 to 500 for established resale. It can make sense, but it changes what needs checking: who the developer is and what they delivered before, the zoning and permits on the lot, the payment schedule and what happens if delivery runs late. In Coco Beach there is a beachfront lot in litigation with construction stopped, and in the corridor there are projects we do not recommend today.

How much does a beachfront penthouse cost in Playa del Carmen?

There are three levels. In resale, The Elements’ three-bedroom penthouse asks 899 thousand, Corto Maltés 899 thousand and El Taj between 710 thousand and 1.05 million. In new construction, Saint Marine’s four-bedroom asks about USD 2.34 million. And at the top, Zonna’s penthouses reach 3.47 million and the Viceroy’s four-bedroom 4.02 million.

How much are closing costs?

Between 7 and 10 percent of the price, and on the coast you add the fideicomiso: acquisition tax, notario público fees, appraisal, certificates, registration at the Public Registry and the Foreign Ministry permit plus year one of the bank trust. The step by step is in the closing guide.

Is Playa del Carmen safe for someone who buys a beachfront condo?

For the buyer who lives here, safety is decided block by block more than city by city. The first row and Coco Beach are the calmest stretches of downtown, with 24-hour security at the door in almost every building on this page. The nightclub zone around Calle 12 is where noise and incidents concentrate, which is why we tell you to sleep there one night before buying to live. Before an offer we look at what the building has: controlled access, cameras, a guard at night and who pays for it in the budget.

Which part of Playa del Carmen is best to buy beachfront?

It depends on what you want to walk to. Calle 10 and El Faro for the most first row and Fifth Avenue at the door. Mamitas, Calle 26 to 34, for the most expensive beach and the strongest second line, the one that resells best. Coco Beach, Calle 34 to CTM, for a quieter residential feel and the clearest prices. Zona Esmeralda, north of CTM, for pre-sale and space, without the walk to Fifth.
