Tulum
Tulum real estate sits at the southern end of the Riviera Maya corridor, under an hour south of Playa del Carmen, with its own international airport and a Tren Maya station. The town sits between the jungle and the Caribbean, next to the Maya ruins on the cliff and the Sian Ka'an Biosphere Reserve.
For buyers, Tulum is the most active market in the region and also the one that needs the most care. Many projects are sold in presale, so it matters which neighborhood you choose, who is building and how the project is permitted. We visit every project before we recommend it.
Tulum real estate: areas to know
Tulum Centro: the original town along Avenida Tulum, with local restaurants, shops and services within walking distance.
Aldea Zama: a planned community between the town and the beach, with paved streets, condos and townhomes.
La Veleta: a fast growing area west of the center, popular with full time residents, cafés and boutique buildings.
Region 15 and Holistika: the jungle side of town, home to the Holistika wellness complex, where our Tulum office is.
Tulum Country Club: a gated golf community south of town, for buyers who want homes and lots with more space.
Buying in Tulum with a licensed buyer's agent
Playa Realtors is a licensed boutique brokerage that has represented buyers in Cancún, Playa del Carmen, Tulum and across Quintana Roo since 2008. We represent buyers, never developers, and for presales we always work with an independent lawyer. Plan on closing costs of 7 to 10% of the purchase price, and ask us for a written estimate before you make an offer.
In addition, Tulum real estate rewards buyers who take their time. First, visit the area at different hours to see traffic, noise and services. Then check the permits and the developer track record before you sign. Finally, compare finished buildings with presales, because a finished unit lets you see exactly what you get. For background on the region, see Quintana Roo on Wikipedia.
