Akumal
Akumal real estate
Homes, condos and land for sale in Akumal
Akumal is a small coastal community halfway between Playa del Carmen and Tulum, known for its protected bays, sea turtles and low-rise beachfront. It suits buyers who want the Caribbean without the crowds of the bigger towns.
Most Akumal real estate sits in a handful of distinct pockets: beachfront condos on Half Moon Bay, villas around Jade Bay, local homes in Akumal Pueblo and golf homes inside Tulum Country Club. Each one has its own price range, rules and rhythm of life, so the first decision is which Akumal you are actually buying into. The current listings are just below this guide.

What each part of Akumal offers
Half Moon Bay and Yal-Ku
Beachfront condos · villas
The most established beachfront in Akumal. Low-rise condo buildings and private villas facing a reef-protected bay, with the Yal-Ku lagoon at the north end. Resale inventory dominates here.
Half Moon Bay guide →
Akumal Bay
Beachfront · protected bay
The original bay, famous for swimming with green sea turtles. Very little comes to market, and the beach is shared with day visitors, so expect more activity than on Half Moon Bay.

Jade Bay and Aventuras Akumal
Villas · condos · quieter
South of the main bay, a quieter stretch of villas and small condo complexes. Popular with families and long-stay owners who want beach access without a busy town around them.
Jade Bay guide →
Akumal Pueblo
Homes · land · lower entry price
The working town on the inland side of the highway, with schools, groceries and local services. Entry prices are lower and it is where full-time residents often start.
Akumal Pueblo guide →
Tulum Country Club
Gated golf community · lots · condos
Despite the name, the gate is at Akumal. More than 600 hectares of jungle, lakes and cenotes around a 27-hole PGA course, with neighborhoods at very different stages, from delivered homes to pre-sale.

Property types in Akumal
Beachfront condos. Mostly resale units in low-rise buildings on Half Moon Bay and Jade Bay. Ask for the HOA budget and reserve fund before you make an offer.
Villas and houses. Private homes on or near the beach, plus golf homes in Tulum Country Club. Condition and maintenance history matter more than finishes in a salt-air climate.
Land and lots. Lots in gated eco communities with cenotes, and residential lots in Tulum Country Club. Confirm what can be built and the services available before buying.
Pre-sale projects. New developments in and around Akumal. They can offer good entry prices, and they need an independent lawyer and a close look at the developer's delivery record.
Before you buy
What we check on every Akumal property
Akumal is small, environmentally sensitive and largely resale, which makes due diligence the part of the purchase that protects you most.
- Title and land regime. Private property with a clean title chain, not ejido land that was never properly converted.
- Beachfront rules. For homes on the sand, the federal maritime zone concession and any environmental restrictions on the lot.
- Building and HOA health. Maintenance fees, reserve fund, pending special assessments and the real condition of the structure.
- Price against the market. An independent valuation against real comparables in the same pocket of Akumal, not the asking prices around it.
- Total cost to close. Plan for closing costs of 7 to 10% of the purchase price on top of the price itself.
