A home with the soul of a great hotel
A branded residence is a home you own, designed and run under the name of a luxury hotel house. The brand lends its standards, its design and its people: concierge, housekeeping, valet, beach clubs and privileges across its hotels around the world. The developer builds and sells; the brand watches over the experience.
In the Mexican Caribbean these homes sit on the best land there is: first row on the beach, around the marinas of Puerto Cancún and Costa Mujeres, inside the lagoons of Mayakoba and in the jungle of Tulum. As a brokerage that does not represent developers, we look at each project from the buyer’s side and tell you what each brand really includes.
The market
Quintana Roo leads Mexico in branded residences
No other state in the country concentrates as many hotel-branded homes. Most are built next to a hotel of the same brand, and no single brand dominates the coast.

How buying a branded residence works
The brand and the developer
The brand licenses its name and services; a separate developer builds and sells. Your contract is with the developer.
Bank trust
On the coast, foreigners buy through a fideicomiso, with full rights to use, sell and leave the home to their heirs.
Independent review
Before signing, an independent lawyer checks land use, permits, environmental impact, and the brand and operating agreements.

Frequently asked questions
What is a branded residence?
A home you own that carries the name of a luxury brand, usually a hotel house, and receives its services: concierge, housekeeping, maintenance and access to its hotels and clubs.
Why are prices not published here?
Most brands and developers share their price lists privately, and prices change by floor, view and phase. Tell us which project interests you and we send you the current list and availability.
Can I rent out my branded residence?
It depends on each project. Some offer a hotel rental programme, others allow only long-term leases. We check the condominium rules and the management agreement of each building with you before you decide.
Is there a Waldorf Astoria, Four Seasons or Nobu residence?
Not today. Waldorf Astoria Cancún opened in 2022 as a hotel only, and there are no Four Seasons or Nobu residences for sale in Quintana Roo.
Who do I buy from?
From the developer, not from the brand. That is why we recommend reviewing every contract with an independent lawyer, and why our advice is independent: we do not represent developers.
