Faena is the luxury house founded by Alan Faena, known for building cultural districts where art, architecture, food and wellness live together. In Tulum, Faena District brings a hotel, a select group of private residences, a holistic spa, restaurants, bars, pools, a residents’ gym and a private beach club, in an enclave between the jungle and the Caribbean next to Parque del Jaguar. Construction is starting this month, October 2026. We read the Phase 1 floor plans and the current entry price to see where Faena sits in the market. As a brokerage that does not represent developers, this is our independent reading.

What the numbers say

Two ends of the branded market

In downtown Playa del Carmen, Viceroy Residences lists at about USD 6,500 per m². Faena’s entry unit works out to about USD 11,200 per m² of total area. The Branded Residences Monitor by 4S Real Estate (October 2026) puts the weighted average for Mexico at USD 8,597 per m²: Viceroy sits about 25% below it and Faena about 30% above.

Priced as art, not as a Tulum condo

Average condo prices in Tulum fell close to 48% between 2023 and 2025 after years of oversupply. Faena is not competing with that market: its buyer pays for the brand, the design team and the cultural program, and compares it with other ultra-luxury addresses, not with the condo next door.

Outdoor space is a big part of the price

In the D duplex 2, 150.6 m² of the 475.8 m² total is rooftop, almost a third of the home. When you compare price per m², separate interior from terraces, or the numbers will mislead you.

A large project by Mexican standards

4S counts 95 branded projects in Mexico with a median of 57 residences each. With 147 residences, Faena Tulum is more than twice that size. Accor, the hotel group linked to Faena, is the largest branded operator in the country with 1,141 residences in 7 projects.

What we would check before reserving

  • The brand license: the floor-plan disclaimer says the developer uses the Faena name under a limited license that can be terminated, and that the brand does not guarantee the project. Ask in writing what happens to services and to the name if the license ends.
  • Delivery date: construction starts in October 2026 and no delivery date is published. 4S found that 24% of branded projects in Mexico have no delivery date at all. Get the schedule and the penalties for delay in your contract.
  • Environmental permits: the district sits in the jungle next to Parque del Jaguar. An independent lawyer should review land use, permits and the environmental impact authorization (MIA).
  • HOA and rentals: ask for the condominium rules, the services agreement and the rental policy. In Quintana Roo, short-term rentals pay 6% lodging tax and, since 2026, need state registration and a compliance certificate per property.
  • Ownership and closing: foreigners buy through a fideicomiso; plan for closing costs of 7 to 10% of the price.

Our view

Faena Tulum is for a buyer who wants to belong to the Faena world, values art, design and wellness, and plans to hold for the long term. It is not for someone looking for a quick resale or a rental number in a Tulum market that is still adjusting. If you want Tulum with a finished home today, we can show you resales in Tulum Country Club and the beach area.
