This website, playarealtors.co (the “Site”), is owned and operated by The River Plate S.A. de C.V., doing business as Playa Realtors, a licensed real estate brokerage with offices in Playa del Carmen and Tulum, Quintana Roo, Mexico (“Playa Realtors”, “we”, “us”). By accessing or using the Site you agree to these Terms of Use. If you do not agree, please do not use the Site.
1. Ownership of content
All content on the Site, including property photographs, virtual tours, property descriptions, neighborhood and buying guides, articles, videos, graphics, logos, and the selection and arrangement of all of the above, is the property of The River Plate S.A. de C.V. or is used under license, and is protected by the Mexican Federal Copyright Law (Ley Federal del Derecho de Autor), international copyright treaties, and applicable trademark laws.
2. Limited license
We grant you a limited, revocable, non-exclusive, non-transferable license to access and view the Site and its content for your personal, non-commercial use as a prospective buyer, seller, or client. No other right or license is granted. This license does not include any right to reproduce, republish, distribute, or create derivative works from any content of the Site.
3. Prohibited uses
Except with our prior written authorization, you may not:
- Scrape, crawl, harvest, spider, or use any automated means (including bots, scripts, or data mining tools) to access, copy, or extract content or data from the Site;
- Reproduce, republish, display, or distribute any Site content, including photographs and listing descriptions, on any other website, portal, aggregator, application, or database;
- Import or submit any Playa Realtors listing, photograph, or text to any third-party real estate portal, listing aggregator, or marketplace, whether by providing URLs, files, or any other means;
- Remove, alter, or obscure any watermark, copyright notice, or attribution on any content;
- Frame or mirror any part of the Site;
- Use any content of the Site to build or train a competing product, service, or database.
Indexing of the Site by general-purpose search engines in accordance with our robots.txt file, for the sole purpose of displaying search results that link back to the Site, is permitted.
4. No authorization to aggregators
For the avoidance of doubt: no real estate portal, listing aggregator, or similar service is authorized to import, host, reproduce, or display content from this Site. The presence of a listing on this Site does not constitute consent to its reproduction elsewhere. Requests for licensing or syndication must be sent in writing to hola@playarealtors.co, and no license exists unless granted by us in a signed written agreement.
5. Enforcement
We actively monitor for unauthorized use of our content and will enforce our rights, including through takedown notices under the U.S. Digital Millennium Copyright Act (DMCA) to infringing sites and their service providers, and through proceedings before the competent authorities of Mexico.
6. Property information
Listing information is provided for general reference, is subject to change or withdrawal without notice, and does not constitute an offer or legal or tax advice. Prices, availability, and specifications should be confirmed directly with us.
Text messaging (SMS) program
If you opt in to receive text messages from Playa Realtors (PLAYA REALTORS CORP), we will send you messages about your inquiry and the property listings and market updates you requested. 7. Changes
We may update these Terms of Use at any time by posting the revised version on this page. Continued use of the Site after changes are posted constitutes acceptance of the revised terms.
8. Governing law
These Terms of Use are governed by the laws of Mexico. Any dispute arising from the use of the Site shall be submitted to the competent courts of the State of Quintana Roo, Mexico.
