Fairmont Residences Mayakoba is a boutique collection of full-ownership homes next to Fairmont Mayakoba, inside the private Mayakoba resort just north of Playa del Carmen. Three- and four-bedroom residences and penthouses sit in small buildings among the jungle, the lagoons and the El Camaleón golf course, each with a private pool, furnished interiors by the Spanish studio Room1804 and the hotel services at the door. The last full-ownership collection launched in 2022, so availability is limited and much of the market today is resale.

Where it is

Mayakoba lies between Playa del Carmen and Puerto Morelos, about 20 minutes from downtown Playa del Carmen and 45 minutes from Cancún International Airport. Inside the gated resort you move by boat along the canals, by bike or by golf cart. Fairmont shares the enclave with Rosewood, Banyan Tree and Viceroy, and with El Camaleón, the Greg Norman course that hosted the PGA Tour for many years.

The residences

Each building holds six or seven residences and one penthouse, so neighbors are few. The project publishes this featured plan and range:

Plan Bedrooms Interior Terraces Pool
Featured residence 3, plus powder room 247 m² 72 m² Private
Residences and penthouses, final collection 3 to 4 316 to 576 m² total Large terraces Private plunge or full pool

Figures published by the project; total area includes terraces.

Inside: double-height living areas, floor-to-ceiling glass pocket doors, travertine floors, Smeg appliances and handcrafted wood. Homes are delivered furnished, and many plans add a flexible room that can work as staff quarters.

Services and amenities for owners

  • Residents-only pools, restaurant, padel court, kids area and fitness room.
  • 24-hour concierge, in-residence dining, valet and an in-house car with driver.
  • Property management and maintenance, with an optional rental program run by Fairmont Mayakoba.
  • Access to Fairmont Mayakoba: Maykana beach club, restaurants, spa and gym.
  • Mayakoba community: El Camaleón golf, trails, boat tours and more than 25 restaurants, subject to availability.

Full ownership or Fairmont Heritage Place?

Two products share the name and are often confused. Fairmont Residences Mayakoba is full ownership: the home is yours (through a bank trust if you are a foreign buyer) and you use it whenever you want. Fairmont Heritage Place Mayakoba is co-ownership: you buy a fraction, usually one twelfth, with weeks of use and exchange privileges at other Fairmont, Raffles and Swissôtel properties; shares started around USD 240,000. Check which one a listing refers to before comparing prices.

Prices and market reference

When the final collection launched in 2022, residences started at USD 1.67 million. Resale prices depend on the building, plan, view (golf, jungle or lagoon) and furniture; ask us for the latest comparable sales before making an offer. Budget 7 to 10% for closing costs, plus monthly maintenance.

Before you make an offer

  • Confirm it is full ownership and not a fraction.
  • Ask for the rental program agreement: revenue split, owner use and term.
  • Request the last 12 months of maintenance fees and any special assessment.
  • The developer uses the Fairmont brand under license: ask what the documents say if that license ends.
  • Foreign buyers hold title through a bank trust (fideicomiso), because Mayakoba is in the coastal zone.
  • Check the deed, the condominium regime, and that property tax and water are paid up; rental income is taxed in Mexico.

Who it suits

Buyers who want space, privacy and a private pool, a family-friendly setting with a kids area, golf at the door and the ease of handing the home to the hotel when they leave.
