Aldea Nizuc Cancún: Casa Nizuc, Residences and What We Know
Read this page in: English · Español · Français
Aldea Nizuc is a private community at Punta Nizuc, the southern tip of Cancún’s Hotel Zone, built around organic, sculptural architecture between the Caribbean and the lagoon. Its first piece is already open: Casa Nizuc, a Tribute Portfolio Resort by Marriott. The rest of the village, with residences, a wellness center, a concert hall, restaurants and boutiques, is under construction.
Aldea Nizuc is at km 23.2 of Boulevard Kukulcán, where the Hotel Zone meets the mangroves of the Nichupté Lagoon. The beach is 4 minutes away, the Maya Train station 9, and two golf courses are close: Iberostar at 4 minutes and El Tinto at 10.
Casa Nizuc: a resort in Marriott’s Tribute Portfolio, open since 11 September 2026, with every room facing the sea or the lagoon, five restaurants, three pools and a sensory spa.
La Aldea: restaurants, boutiques and art among organic sculptures.
Wellness Center: treatment rooms and pools among the trees.
Concert Hall: a venue for music and shows, announced with capacity for thousands of spectators.
The community has announced 42 luxury residences. Plans, sizes, prices and delivery dates have not been published yet, and the residences are not presented as hotel-branded. We are in contact with the project and will update this page as soon as official information is available. Ask us to be among the first to receive it.
Closing costs in Mexico usually run 7 to 10% of the purchase price. Our closing guide walks through every step.
