Living in Puerto Aventuras
Puerto Aventuras is a gated marina town at km 269.5 of Highway 307, between Playa del Carmen and Akumal. It was planned around three bays, a marina and a golf course, and it is one of the few places in the Riviera Maya where you can live without a car. This is what daily life looks like for the owners we work with.
Short answer, November 2026: Puerto Aventuras is a gated marina town between Playa del Carmen and Akumal, about an hour from the Cancún and Tulum airports, with a marina, three bays and a golf course, and one of the few places in the Riviera Maya where you can live without a car. Foreign buyers hold title through a fideicomiso, and closing costs are 7 to 10% of the purchase price.

Getting around
- Cancún airport: about 77 km, roughly one hour by car.
- Playa del Carmen: about 25 minutes north, for big shopping, private hospitals and services.
- Tulum: about 40 minutes south. Akumal and Xpu-Há are a few minutes away.
The marina, the bays and the golf course
The marina is the heart of town: sport fishing, sailing, restaurants and the dolphin habitat. Fátima Bay is the main beach, about 1.5 km of sand with calm water and a shallow reef behind the breakwater. Chan Yu Yum to the north is good for kayak and paddleboard; Chac Hal Al to the south is rockier and quiet. The 9-hole, par 36 golf course designed by Tom Lehman in 1991 runs through the middle of town, with tennis next to it.
Daily life
Access is controlled and there is 24-hour security. Inside town you find cafés, restaurants, small markets, a medical clinic and schools; for supermarkets, hospitals and government offices most residents drive to Playa del Carmen. Many owners are retirees and families from Canada and the United States who walk or bike everywhere.
What it costs
On our site this week, condos go from about USD 170,000 to USD 2 million and houses from about USD 400,000 to USD 1 million. Monthly costs depend on each property: community fees (HOA), electricity (air conditioning drives the bill), water, internet and insurance. Before you make an offer we ask for the last 12 months of receipts and the HOA budget. Plan on closing costs of 7 to 10% of the price.
Pros and cons
- Pros: security, a walkable town, the marina and calm family beaches, golf, and a steady resale market.
- Cons: sargassum some months at the south end of Fátima Bay, salt and humidity that need maintenance, big shopping 25 minutes away, a quiet nightlife, and community rules on short-term rentals that vary by building.
