Homes for Sale in Puerto Aventuras
Puerto Aventuras is a gated marina community between Playa del Carmen and Tulum, with its own golf course, beaches and security. Most homes here are resales, and many owners are retirees from Canada and the United States.
What you find
Homes facing the marina canals, some with their own boat dock; houses along the golf course; and houses a short walk from the beach. Because the whole town is gated, you get security and a walkable village life without a car, with shops and restaurants around the marina.
What we check before you buy
The deed and permits, the condo or community fees and what they cover, the condition of the dock and seawall on marina homes, humidity and salt damage, and hurricane preparation of the house. Prefer a condo? See condos for sale in Puerto Aventuras, or the whole market on Puerto Aventuras real estate.
Where the houses are
- On the marina canals. Houses with a private dock and boat access to the open sea. Puerto Aventuras is the only full-service marina community in the Riviera Maya, and these are the homes that hold their value best.
- Along the golf course. A 9-hole, par 36 course designed by Tom Lehman in 1991 runs through the middle of town. Houses here are quieter and greener.
- Near Fátima Bay. The main beach: about 1.5 km of sand with calm water behind a breakwater, good for families and snorkeling.
- Chac Hal Al and Chan Yu Yum. The southern and northern inlets, more private, with villas and low-rise buildings.

Frequently asked questions
How much does a house cost in Puerto Aventuras?
Houses on our site this week go from about USD 400,000 to USD 1,000,000; marina homes with a private dock sit at the top of that range. Add 7 to 10% for closing costs.
Can foreigners buy a house in Puerto Aventuras?
Yes. Puerto Aventuras is in the restricted zone near the coast, so foreign buyers hold the property through a bank trust (fideicomiso), with full rights to live in it, rent it, sell it or leave it to their heirs. See fideicomiso in Mexico explained.
Is Puerto Aventuras a gated community?
Yes. The town has controlled access and 24-hour security, with the marina, the golf course, the beach club, schools and a medical clinic inside.
Do marina homes come with a boat slip?
Many do, not all. Before you make an offer we check in the deed and in the community rules whether the dock belongs to the house and what fees apply.
