For buyers, it is the part of Cancún with the most houses for families: private streets with security, clubhouses and pools, parks and schools nearby. It suits buyers who live in Cancún full time or move here with children, and buyers who prefer a house with a garden over a condo tower.

Avenida Huayacán: the main corridor of the south, lined with gated communities such as Residencial Cumbres, Vía Cumbres, Arbolada, Aqua, Río, Villa Magna and Las Américas, plus shopping plazas, schools and services.

Living in South Cancún

Daily life happens inside and around the gated communities: supermarkets, gyms, restaurants and medical offices along Huayacán, and the large shopping centers and hospitals of downtown 15 to 25 minutes away. Traffic toward downtown builds at school and office hours, so it is worth driving the route at those times before you buy. Most of the houses listed here in October 2026 were priced between about MXN 4 and 9 million, with larger homes in the top communities above that.
