Isla Mujeres

Isla Mujeres is a small island about 13 km off Cancún, reached by a 20 minute ferry from Puerto Juárez or the Hotel Zone. It is roughly 7 km long, with calm Caribbean beaches on the north and west sides and dramatic cliffs on the south tip. Golf carts are the usual way to get around.

For buyers, the island offers something rare near Cancún: a walkable, low-rise community with island character and the international airport less than an hour away. Inventory is limited, so good properties move quickly.

Areas to know in Isla Mujeres

Centro and Playa Norte: the town at the north end, with the island's most famous beach, restaurants and the ferry docks. Condos and small buildings, many used as second homes.

Salina Grande and the middle of the island: local neighborhoods around the salt lagoons, with houses and lower prices.

Sac Bajo and the lagoon side: quieter waterfront facing Cancún, with villas and boutique condos.

South end, toward Punta Sur: Caribbean-facing homes and condos with ocean views, often on rocky shoreline rather than sand.

Isla Mujeres is small enough to explore in a day, yet it packs in protected reefs and open green space. Garrafón Natural Reef Park, on the south end, combines snorkeling over the reef with cliffside views, kayaks and pools above the sea. Next to it, Punta Sur is the easternmost point of Mexico, with a lighthouse, a sculpture garden and the remains of a small Maya temple dedicated to Ixchel. Offshore, the reefs around the island are part of a national marine park, and the underwater museum MUSA places hundreds of sculptures on the sea floor between Isla Mujeres and Cancún. On land, the Tortugranja turtle farm protects sea turtle nests and runs hatchling releases in season.

The island's culture is that of a fishing village that grew into a small resort town. In Centro you will find the Casa de la Cultura, which runs art, dance and music workshops, plus local galleries and murals around the main square and the church. The Hacienda Mundaca ruins tell the story of a 19th century pirate and slave trader who settled on the island, and local festivals fill the square with music, food and religious processions throughout the year.

Life on Isla Mujeres happens on and around the water. Snorkeling and diving trips leave daily for the reefs and MUSA, and between June and September tours head north to swim alongside whale sharks. Playa Norte has shallow, calm water that is ideal for swimming and paddleboarding, and the island is popular for kitesurfing and sailing. On land, a golf cart loop around the island takes about an hour, with stops at viewpoints, beach clubs and the lagoon side for sunset.

Restaurants on the island are concentrated in Centro, especially along Hidalgo Avenue, with fresh seafood, Yucatecan dishes, tacos and international options. The local specialty is tikin xic, fish marinated in achiote and grilled over wood. Along the lagoon side and the south end, beach clubs and casual seafood places serve lunch with a view, and Playa Norte is lined with beach bars for sunset.

Shopping is small-scale and local. Centro has artisan shops selling hammocks, embroidered clothing, silver jewelry and handmade crafts, plus a municipal market for produce and everyday goods. For larger purchases and supermarkets, most residents take the ferry to Cancún, where malls and big-box stores are a short drive from the Puerto Juárez terminal.

Evenings on Isla Mujeres are relaxed. Hidalgo Avenue fills with diners and live music, beach bars at Playa Norte stay busy after sunset, and the main square hosts concerts and events on weekends. The island does not have big nightclubs, and that is part of its appeal. Cancún's Hotel Zone nightlife is a ferry ride away for anyone who wants more.
