Beachfront, Ocean View or Beach Access?
Three words that sound alike and buy very different things. Knowing the difference is the first question in every coastal purchase.
Beachfront
The building sits on the sand, with nothing between it and the sea. It is the scarcest and most expensive of the three. In Mexico no one owns the beach itself: the first 20 meters from the high-tide line are the federal maritime zone (ZOFEMAT), and a building uses that strip only with a concession from the federal government. Ask to see the concession and that its fees are paid.
Ocean view
You see the sea from your unit, usually from a higher floor, but the building is one or more streets back. Prices sit well below beachfront, and the view depends on what can be built in front of you, so we check the land use of the lots between the building and the sea.
Beach access
The building has a private path or a deeded right to reach the beach, or is a short walk away. It is the best value if you want the sand without paying for the front row.
