Beachfront Property
in Sian Ka’an

Yes, you can buy inside the reserve. There are private villas, houses and a few lots between the sea and the lagoon, in a very small market where every property needs its own review. This is what is for sale, how you live with no power or water grid, and what we check before you make an offer.

01The reserve

Why buy beachfront
in Sian Ka’an

Here the Riviera Maya stops being built coast and becomes a reserve. You buy to wake up with the sea on one side, the lagoon on the other and nobody in sight.

Sea to lagoon

Properties on the coastal strip run from the Caribbean to the lagoon, with frontage on both: about 300 feet of beach and as much lagoon shore is a common size. Mornings you swim the reef; afternoons you kayak out through channels the Maya dug.

Off the grid by law

No power or water grid reaches inside the reserve. Each property makes its own energy, with solar panels, wind and a backup generator, and handles its own water with rain capture, a well and treatment. It is not an inconvenience to fix later: it is the condition of the place, and it shapes the house from the design stage.

A sand road

You enter through the Arco Maya checkpoint and follow a coastal road maintained by the municipality of Tulum. Depending on the season any car does it or you need four-wheel drive. The first villas are fifteen or twenty minutes from downtown Tulum; Punta Allen, two or three hours.

1987UNESCO World Heritage Site

Sian Ka’an means origin of the sky in Maya. It is a biosphere reserve of more than half a million hectares of jungle, mangrove, lagoon, beach and reef, and inside it there is private property that predates the reserve or was regularized with it. That is why you can buy, and also why every purchase is different.

What you buy here will not be repeated: nobody will build a tower in front or a beach club next door. In exchange you accept strict environmental rules, services you produce yourself and a market whose comparables can be counted on one hand.

Nobody moves to this coast for a spreadsheet. In Sian Ka’an, even less.

You come for the silence of the lagoon at sunset, and what needs securing is that what you buy can be used the way you picture it.

there is beachfront property

Stretch 1 · Km 0 to 20

The villa strip

Closest to Tulum and where almost everything for sale is: private four and five bedroom villas between sea and lagoon, several run as staffed rental homes. The stretch with the most comparables, and still very few.

Stretch 2 · Km 20 to 35

Boca Paila

The bridge where the lagoon drains into the sea. On the inside, the tarpon and permit flats; on the other side, the open Caribbean. Fishing lodges and small hotels, and only now and then a villa or a lot.

Stretch 3 · Km 35 to 55

Punta Allen

A lobster village of under five hundred people at the end of the road. There are houses and lots in town, with a different tenure history from the coastal villas. You buy for the fishing, the bay and the distance from everything.

03What is for sale

What kind of beachfront property
is for sale in Sian Ka’an

We do not publish a building list here, because there are no buildings. There are four products, and each one is reviewed differently.

Why we do not publish price ranges. With so few sales a year, a range per square foot says more about listings than about the market. We give you the real comparables for the property you are interested in, one by one, once we have located it.

  1. 01

    Finished sea-to-lagoon villa

Km 0 to 20 · what sells most

Four or five bedroom houses with power, water and treatment already solved, many with a rental history. The advantage is huge: the hard part is already built and permitted. What we check is that what was built matches what was permitted, because in the reserve that does not always happen.

Whole coast · very little, heavily reviewed

It comes up now and then. Before talking price you need to know which zone of the management program it sits in, how much can be built and whether there is an environmental permit. Land without that can be worth much less than the asking price, or be useless for what you want.

Buying property in Sian Ka’an:
the six points we check

For a property inside or around the reserve, confirming who owns it is not enough. Each of these answers can change what can be built, how much, or whether your plan works at all.

  1. Which zone of the reserve it is in

The reserve has core zones, where nothing is built, and zones where low-density use is allowed. The lot’s exact location in the management program comes first, before the price.

  2. What use and construction are allowed

How many square feet, how many storeys, what use. For a finished villa, also whether what was built matches what was permitted.

  3. Whether there is an environmental permit

Any work inside a federal protected area needs its environmental impact authorization. We ask for the document, not a mention of it.

  4. How water, power and sewage work

Own energy, rain capture or a well, and wastewater treatment. We check that it works and what it costs to maintain in a normal year and after a hurricane.

  5. The legal status of the access

How you get onto the land and by what right. On the reserve coast, access is not always as obvious as it looks on the visit.

  6. Title and registry history

That the chain of title, the Public Registry history and the existing rights are compatible with current regulation. The longest part of the review and the most important.

If you already found a property, send it to us

Sian Ka’an is not a market you evaluate by browsing listings online. Send us what you have on the villa or the land you saw: we locate it, tell you what you are buying and what real possibilities it has before you decide.

05If you rent it

Renting your Sian Ka’an villa
the months you are not here

There will be months you are not here, and renting the house in those months is normal in the reserve. You do not rent a room by the night here: you rent the whole villa, almost always with staff, to people who come precisely for the isolation.

The same villa, run by two different managers, returns two different numbers

The number does not depend on the house: it depends on who runs it, and in the reserve even more, because running it includes power, water, staff and the road. We do not earn anything on those numbers and we will not show you a rental history as if it were a promise.

For rentals we always recommend Playa Moments.

  1. 01

    Whether renting is allowed

Renting a house is not the same as running a hotel, and in the reserve the difference matters. We check what the property’s authorized use allows.

  2. 02

    Who runs the house

Staff, generator upkeep, water and transfers. A villa in the reserve needs operating all year, rented or not.

  3. 03

    What the municipality asks for

The reserve coast belongs to the municipality of Tulum, which requires registration for vacation rentals and the lodging tax. We go over it with you before closing.

06Questions

Frequently asked questions about buying
beachfront in Sian Ka’an

Can you buy property inside Sian Ka’an?

Yes. There are private villas, houses and some titled lots, many older than the reserve. What changes is that any construction is subject to much stricter environmental rules, so before buying you need to know what rights exist on that land and what regulation allows.

How much does a beachfront villa in Sian Ka’an cost?

We do not publish a range because there are very few sales a year and an average misleads. We give you the real comparables for the property you are interested in once we have located it.

Is there power and water in Sian Ka’an?

There is no grid. Each property makes its energy with solar panels, wind and a backup generator, and handles water with rain capture, a well and treatment. A well-built villa has air conditioning and satellite internet; what needs checking is what it costs to keep running.

How far is it from Tulum?

The first villas are fifteen or twenty minutes from downtown Tulum, past the Arco Maya checkpoint. Boca Paila is around kilometre 25, and Punta Allen, at the end of the road, two or three hours depending on the sand.

Can you build on land inside the reserve?

It depends on which zone of the management program it sits in and on having an environmental impact authorization. Some zones allow nothing; others allow low density. It is the first thing we check.

Can a foreigner buy in Sian Ka’an?

Yes, through a bank trust (fideicomiso) or a Mexican corporation, as on the rest of the coast. The title and permit review is the same for a Mexican and a foreigner, and here it takes longer than anywhere else in the Riviera Maya.

Does sargassum reach Sian Ka’an?

Yes, it is coast open to the Caribbean and in season it arrives as it does across the south. Nobody picks it up for you: it is handled house by house. More on our page about sargassum in the Riviera Maya.

What about hurricanes?

It is exposed coast with no grid, so after a hurricane the house depends on its own generator, its water and the road reopening. We check the construction, the insurance and what happened to the property last time.

What are closing costs?

Between 7 and 10 percent of the price, including the bank trust if you are a foreigner. The step by step is in the closing guide.
