02The strip

What beachfront means in the Hotel Zone

The Hotel Zone runs about 22 km along Boulevard Kukulcán, from downtown Cancún to Punta Nizuc. From km 3 to Punta Cancún the buildings face the calm water of Bahía de Mujeres; from Punta Cancún south they face the open Caribbean, with more waves and wider beaches.

Only the ocean side is beachfront. The lagoon side has sunsets, marinas and lower prices, but it is a different product, and we keep it out of the beachfront numbers.

Most buildings mix owners and vacation rentals, and many charge fees per m². Ask for the fee, the rental rules and the reserve fund before you compare two units.

03Before you offer

What we check before you buy in the Hotel Zone

  • The federal beach concession (ZOFEMAT) and what the building may use on the sand.
  • The hurricane history of the building, its windows and its insurance.
  • The fee per m², the reserve fund and any pending special assessments.
  • The rental rules: nightly, monthly or not allowed.
  • Parking, elevators and the upkeep of the common areas.
