How to read this table

  • Median vs average. The median is the middle listing; the average is pulled up by a few very expensive homes. In Tulum land, one beachfront parcel lifts the average above USD 1 million while the median lot is about USD 95,000. Use the median as your reference.
  • Condos cost more per m² than houses. In Playa del Carmen the median condo asks USD 3,720 per m² and the median house USD 2,210. A house price spreads over more built space and often includes a lot, while condos are smaller units.
  • Playa del Carmen vs Tulum. Tulum condos ask a lower median price (USD 179,000 against 256,000), since 17 of the 27 are studios or one bedrooms, and a lower median per m² (USD 3,260 against 3,720).
  • Land per m² is pending. Few land listings state the lot size in a consistent way. We will publish it when at least five lots per city have a measured size.

How we build this data

  • Source: active listings that owners give Playa Realtors directly to sell, exclusive and non exclusive, on the snapshot date. Reserved and sold properties are left out, and so are the two hotels in the inventory.
  • Prices: the asking price on each listing, in USD and MXN as published. Asking prices are not closing prices; final prices are usually negotiated.
  • Area: the built area recorded on each condo and house listing. A city and type shows a price per m² only when at least five listings have an area.
  • Update: every month, with the snapshot date shown at the top of the page. Earlier months stay in the CSV so you can compare.

This is our inventory, not the whole market: a reference for what owners ask today.

What it costs to close

On top of the price, plan for 7 to 10% of the purchase price in closing costs: acquisition tax, notary, appraisal and, for foreigners near the coast, the bank trust. Our closing guide breaks it down.
