The seller’s guide
The long version of List With Us: what to expect, the tax work, the documents, how we keep you informed, how your listing is pushed, and the team behind it.
The six things sellers ask for,
and how we answer them
National Association of REALTORS® research says sellers want speed, exposure, price, honesty, communication and support through closing. Here is our commitment on each one, in writing.
The tax work most
agents skip
Capital gains in Mexico can be assessed at 25 percent of the gross sale price or 35 percent of the net gain, whichever produces more tax. A seller with no plan absorbs that by asking too much and waiting too long. We handle it before the listing goes live.
If you file in the United States, we coordinate with your CPA so the Mexican calculation and your U.S. return tell the same story, including foreign tax credit documentation.
What we need
to list your property
Most owners have everything ready inside a week, and we can request several of these on your behalf if you are not in Mexico.
- 01Signed listing agreement with price, commission and term
- 02Map or survey showing the exact property location
- 03Photography, minimum six images. We coordinate a professional shoot
- 04Certificado de Libertad de Gravamen, the certificate of freedom from liens
- 05Most recent property tax receipt, the predial
- 06Latest HOA or maintenance receipt, if applicable
- 07Escritura pública, the recorded deed or title
- 08Current government issued identification
- 09Proof of address
- 10Marriage certificate, if applicable
- 11Water bill, if applicable
- 12Improvement receipts, the facturas.* These directly reduce your capital gains, so bring every one you have
The notary will only credit an improvement against your gain if the invoice meets every requirement below. One missing element and the cost is ignored, even if you truly paid it.
- Issued to you, with your RFC. Name and RFC on the CFDI must match your Constancia de Situación Fiscal exactly. An invoice in a spouse’s, company’s or contractor’s name does not count unless that party is on the deed.
- A valid CFDI, XML included. The digital XML file plus its PDF, issued by a supplier registered with the SAT and still valid, not cancelled.
- Concept tied to construction or improvement of that property. Description must read as obra, ampliación, remodelación or construction materials and labor for the property being sold. Ideally the address appears on the invoice.
- Permanent works only. Anything that can be removed from the property is not an improvement. Furniture, appliances, electronics, curtains, decoration, garden pots and equipment are excluded. Structural work, roofing, plumbing, electrical, pool, terrace, palapa, windows, built in kitchens and finishes qualify.
- Proof of payment attached. The payment must be traceable and in your name, by bank transfer, check or card. Cash above 2,000 pesos is not accepted, and if the CFDI was issued as payment in installments you also need the complemento de pago.
- Correct dates. Dated after you acquired the property and before the sale, and consistent with when the work was actually done.
- Appraisal support. The improvement should be visible in the property and, where required, reflected in the valuation used at closing.
Send us what you have early. We review each invoice against these points, tell you which ones will hold, and ask suppliers to reissue the ones that can still be corrected.
You will always know
what is happening
Poor communication is the complaint sellers raise most often about their agent. It is also the easiest thing to fix, so we built the process around it.
