Why buy beachfront
in the Riviera Maya
Nobody moves to this coast because of a spreadsheet. They move because at seven in the morning the water is 82 degrees and there is nobody in it.

Fifteen minutes in the water
Salt water rich in minerals like magnesium, the buoyancy, the pressure on your skin: the body lets go, the joints unload, circulation picks up. What you look for in a spa is here in the Caribbean every day.

The second largest reef in the world
It sits a few hundred yards offshore, so the water comes in without force and stays clear and warm. That is why this sea is an impossible color and why you can take your kids into it. It is not scenery: it is geography working for you.

Living with the door open
Eight months a year you need neither a sweater nor heating. Houses here are designed with no wall between the living room and the terrace because none is needed. The house becomes twice as big and you did not pay for twice the square footage. It is why so many of our buyers arrive looking for a second home and end up retiring here, or spending the whole winter.
You do not come to the Riviera Maya just to buy a property. You come to change how your life feels.
Waking up in front of the Caribbean is the privilege. Our job is to help you get it without overpaying for it.
Beachfront, beach access or ocean view:
three products, three prices
In listing language almost everything near the coast is called beachfront. In practice there are three products, and the price gap between them is the first thing we check.
01 · Beachfront, first row
The building sits directly on the sand. You walk out of the lobby or off your terrace and you are on the beach.
- Between the building and the water there is federal land: the Zona Federal MarÃtimo Terrestre, or ZOFEMAT.
- The first 20 meters from the high-tide line belong to the nation and nobody can own them.
- Well-run buildings hold a federal concession to use and maintain that strip, and pay an annual fee for it.
- When we review a beachfront property, the status of that concession is on the checklist.
- The highest price per square foot and the highest HOA of the three.
02 · Beach access or club
The building is one or two streets inland but gives you access to a beach club or a private path to the sand.
- A good life at a materially lower price per square foot.
- The access depends on a contract or an easement, and contracts expire.
- We read that document before you sign, because it is what you are actually buying.
- Ask who pays the beach club dues and whether they transfer to a new owner.
- The segment where listing language stretches the furthest.
03 · Ocean view, second row and beyond
You see the water from the terrace, but there is a street, a building or a hotel between you and the beach.
- Often the best value per square foot on the market.
- Lower HOA, less salt air, the building ages more slowly.
- The view can be built out later: we check the zoning on the lot in front.
- Where most buyers who wanted beachfront end up, once they see the numbers.
- Rental demand comes close to first row when the beach is a few steps away.

What it costs to maintain
a beachfront property in Mexico
Yes, salt air asks for more maintenance. What almost nobody tells you is that here that work costs a fraction of what it costs up north. That is why a beachfront property in Mexico runs on a lower annual bill than a coastal house in Florida or Ontario.
- The annual property tax, called predial here, is almost symbolic. In Quintana Roo you pay in a whole year what you pay in a single month in Florida or Ontario, and paying it in January earns a discount.
- Labor costs a fraction. A technician, a compressor, repainting a facade: all of it is solved for a share of what it costs up north, which is why a shorter cycle does not mean a bigger bill.
- The fee covers what you pay separately up north: maintained beach, pools, gardens, 24-hour security and staff. On a coastal house up north that is five vendors and five invoices.
- Sargassum has a season and a budget line. Well-run buildings clean daily and plan for it. You can see the live beach map and the full file before you decide.
What beachfront actually costs,
submarket by submarket
Beachfront is not one number per city. It is a premium over the local market, and that premium changes street by street: two buildings 500 meters apart can belong to different markets. So every row carries the first-row asking range, the market it is a premium over, and the monthly fee. Ocean view is a different product and sits in its own table below, because the two are not interchangeable. Figures are in US dollars per square foot, with the square-meter figure underneath, because that is how the listing you receive will be written.

Table 1 · True beachfront,
on the sand or on the rock
First row means nothing stands between the residential building and the beach. No hotel, no second condominium, no road, no unrelated development.

| Market | Beachfront, USD/ft² | Local benchmark, USD/ft² | HOA, USD/month | Market note |
|---|---|---|---|---|
| Playa del Carmen Centro | 565 – 750$6,075 – 8,100 / m² | 325 – 418$3,500 – 4,500 / m² | 300 – 500 | The deepest first-row inventory on the coast. See the Playacar Fase 2 and Corasol guides |
| Playacar Fase 1 | Ask ustoo few first-row condos | 386 – 618$4,150 – 6,650 / m² | 400 – 700 | Villas dominate and price separately: older beachfront houses start around a million dollars. See the Playacar Fase 1 guide |
| Tankah Bay and Soliman Bay | 372 – 557$4,000 – 6,000 / m² | 339 – 386$3,650 – 4,150 / m² | 700 – 1,200 | Here the spread is age, not location: older stock sits at the bottom of the range and new construction at the top. Boutique buildings, large units |
| Cancun Hotel Zone | 520 – 700$5,600 – 7,500 / m² | 279 – 418$3,000 – 4,500 / m² | 450 – 900 | Lagoon-facing and interior units excluded, and they are what pull the citywide average down. Fees are often charged per m². See the Cancun Hotel Zone guide |
| Puerto Cancun, beachfront | 595 – 1,160$6,400 – 12,500 / m² | 470 – 685$5,075 – 7,350 / m² | Ask ushotel-serviced, quoted per m² | Its own market, not part of the Hotel Zone. Only the SLS collection is genuinely on the sand; the benchmark column is the golf, canal and marina towers. A first-row condo here costs more per foot than a canal mansion in Los Canales. See the guide |
| Costa Mujeres and Playa Mujeres | 355 – 610$3,800 – 6,550 / m² | 251 – 372$2,700 – 4,000 / m² | 400 – 900 | The best entry price for genuine first row on the coast. Branded residences are a separate market and are not averaged in: St. Regis opened pre-sale at 2.1 million dollars and has already moved up 300,000 |
| Puerto Morelos | 565 – 750$6,075 – 8,100 / m² | 316 – 395$3,400 – 4,250 / m² | 250 – 500 | Small first-row stock behind the reef; fees rise with hotel-style service |
| Puerto Aventuras, Caribbean front | 500 – 610$5,400 – 6,550 / m² | 297 – 353$3,200 – 3,800 / m² | 500 – 600 plus community dues | Marina, canal and golf frontage are excluded from the first number. See Puerto Aventuras |
| Akumal and Half Moon Bay | 440 – 605$4,725 – 6,500 / m² | Ask uspriced building by building | 200 – 400 | Older low-rise buildings, the best value per foot on the coast |
| Cozumel, on the rock | 400 – 565$4,300 – 6,075 / m² | Ask usnorth and south zones differ | 250 – 500 | Direct oceanfront, often on rock rather than sand |
Table 2 · Ocean view
and near-beach premium
These are the markets where buyers most often believe they are buying beachfront and are not. The product can be excellent. It is simply priced against a different floor.

| Market | Premium product, USD/ft² | Local benchmark, USD/ft² | HOA, USD/month | What the premium buys |
|---|---|---|---|---|
| Coco Beach and Zazil-Ha | 450 – 690$4,850 – 7,425 / m² | 325 – 418$3,500 – 4,500 / m² | 250 – 450 | Caribbean views from the upper floors and a few steps to the sand. Hotels hold much of this shoreline, so most of it is ocean view, not first row |
| Tulum: Aldea Zama, Region 8, Selva Zama | 460 – 520$4,950 – 5,600 / m² | 190 – 255$2,050 – 2,750 / m² | 150 – 350 | Master-planned infrastructure, amenities and strong rental visibility. Not beachfront: Tulum’s beach road is hotel land with almost no residential stock |
| Playa del Carmen, beach-club access | 425 – 525$4,600 – 5,670 / m² | 307 – 362$3,300 – 3,900 / m² | 150 – 300 plus club dues | A serviced beach without paying a beachfront fee. Verify whether the access is a registered right or a revocable courtesy |
How to read these ranges
US dollars per square foot of total private area, terraces included. Pesos converted at about 18 to the dollar and rounded.
Current asking inventory in named first-row buildings, counted unit by unit.
A citywide average mixes lagoon-facing and interior stock in with the first row and understates the beach badly. That is why both numbers sit side by side.
Asking shows where a market is positioned. On this coast it settles 6 to 10 per cent lower, less on scarce first-row stock. Closed comparables at the building level decide your offer.
The sample was too thin for a responsible range, so we did not manufacture an average. In those markets we work from our own closed comparables.
Studios and one-bedrooms push price per foot up, large penthouses pull it down, and pre-construction asks 10 to 20 per cent above comparable resale in the same building, paid in instalments until delivery. Fees are researched separately: two towers on the same beach can differ by 300 dollars a month.

Buying property in Sian Ka’an:
the Riviera Maya does not end at Tulum
It becomes a reserve: 650,000 hectares of jungle, mangrove, lagoon, empty beach and reef, a UNESCO World Heritage Site since 1987.
Sian Ka’an means origin of the sky in Maya, and south of Tulum the coast changes completely. Inside it is Punta Allen, a fishing community reached by a long coastal road.
There is no hotel strip here and no large developments. There are miles of nature, beaches that are practically empty, lagoons, fishing flats and very little built density. It is the southern end of this coast and it feels like it.
property here?Yes
There are private beachfront villas, residential properties and some land. It is a very small market and completely different from Tulum: supply is limited because it is a protected area and any construction is subject to far stricter environmental rules.
That does not mean a property inside Sian Ka’an cannot be bought or developed. It means that before buying you have to understand exactly what rights exist over that land and what the applicable rules allow.
Here the review has to go further
On a property inside or around the reserve, confirming who the owner is does not go far enough. Before making an offer we want to understand, among other things:
- Which zone of the reserve the property is in, exactly.
- What use and what level of construction are permitted.
- Whether the applicable environmental authorizations exist.
- How water, power and services are actually solved.
- What the legal situation of the access to the land is.
- Whether the title, the registry history and the existing rights are compatible with current regulation.
Each of those answers can change what can be built, how much, or whether a development idea is viable at all. That is why Sian Ka’an is not a market we recommend judging from online listings: every lot and every villa needs its own review. If you have found a property in Sian Ka’an or Punta Allen, send us the details. We review it with you, pin down where it is, what you are buying and what it can realistically become before you decide.
Boca Paila
The bridge where the lagoon drains into the sea. On the inside, the tarpon and permit flats; on the other, the open Caribbean. A handful of fishing lodges and the photograph everybody stops for. An afternoon round trip.
Punta Allen
A lobstering village of a few hundred people at the tip of the peninsula. Fly fishing on the flats, snorkeling on the reef, dolphins and turtles in the bay. Two or three hours of sand road each way, so most people stay the night.

Renting your beachfront property
the months you are not here
There are months when you will not be here, and renting it out in those months is normal on this coast. You only need to know three things before you buy, because none of them can be changed afterwards.
It is not decided by the property’s history and it is not decided by us: it is decided by the manager you hire. Nightly rate, response time, photographs and how the calendar is priced in August are all their calls.
For rentals we always recommend Playa Moments, who handle vacation rental and property management in this area. We sell the property. If you also want to rent it, that starts with choosing the right manager.

is not only your call.
It is decided by the rules of wherever you buy: the condominium regulations for a condo, the HOA rules for a house in a gated community, and the operator agreement for a branded residence. That is where it says whether short-term rental is allowed, whether you can choose your manager or one is imposed on you, and what the municipality requires. We read it before you make an offer, so nothing surprises you later.
- 01
Can you rent it nightly? The building rules decide, not the seller
Some condominiums allow short-term rental and others allow long-term only. Some gated communities ban it outright even though the house is yours. And branded residences often come with a mandatory hotel program and its own commission. We confirm it in the regulations and the assembly minutes, not in the listing copy. A seller saying “everyone rents here” is not a rule.
- 02
Vacation rental management: open or mandatory
With open management you hire whoever you want and pay management plus cleaning and platform commissions. With a mandatory program, typical of branded residences, they usually charge more and give you less control, and what you get in exchange is convenience. We tell you which of the two you are buying into before the offer.
- 03
Tax on renting out your property in Mexico
Short-term rental income in Mexico is taxable and, depending on how you hold the property, may require registration with the tax authority and with the municipality. As a brokerage led by a CPA, we walk you through the structure before you buy, not after the first booking.

Yes, a foreigner can own
beachfront property in Mexico
A foreigner buys beachfront in Mexico with every right of ownership: use it, rent it, mortgage it, sell it and leave it to your heirs. It is done through a bank trust, the fideicomiso, or a Mexican corporation, it is the ordinary route on almost every beach sale here, and we handle the process with you.
The strip of sand in front of a building is federal and is used under a concession, the ZOFEMAT. It is a permit with its own expiry, separate from the deed. We request the concession, verify it is current and in the building’s name, and if anything is missing we sort it out before you make an offer.
Where are you buying from?
The paperwork, the tax treatment back home and the financing route all change with your passport. There is a guide for each one.
Buying Property in Emerging Riviera Maya
Markets: What Buyers Need to Know
These are young markets, with land still available and prices you will not find further north. Much of Mexico’s land has historical ties to the ejido system, and here development is running ahead of planning: sometimes the Urban Development Program is still under revision. They are bought well when the file is complete, and that work is ours to do.
We stay inside the process throughout, coordinating with you, the notary and lawyers who work that specific area. The question is not only who owns the land. It is what you are buying, what rights come with it and what can legally be done with it.
- Land-tenure historyHow the land left the ejido, and when.
- Private-title statusWhat is registered today, and in whose name.
- Cadastre and registryThat the two agree with each other.
- Authorized land useWhat may legally be built, and at what density.
- Legal accessWhether the road in is public or crosses someone else’s land, and whether that right of way is registered.
- Environmental limitsFederal maritime zone, mangrove, proximity to Sian Ka’an.

Playa ParaÃso, Sian Ka’an, Isla Blanca and Mahahual also have beachfront, with very little inventory and comparables you can count on one hand. Ask us about those four.
Frequently asked questions about buying
beachfront in the Riviera Maya
How much does a beachfront condo cost in the Riviera Maya?
It depends on the city, the building and the size. The price guide above carries the current ranges per square foot. A one-bedroom in an established beachfront building in Playa del Carmen usually starts in the low hundreds of thousands of dollars; new construction and penthouses in Tulum or Playa del Carmen run considerably higher. We update the ranges every quarter and, if you ask, we send you the closed comparables for a specific building.
Can a foreigner own beachfront property in Mexico?
Yes, through a bank trust, the fideicomiso, or through a Mexican corporation. You hold every right of ownership: use, rent, sell, mortgage and inherit. What does not exist inside the coastal restricted zone is direct title in a foreign name, and that is why the trust exists.
What is the difference between beachfront and ocean view?
Beachfront means the building sits on the sand, first row. Ocean view means you see the water from the property but there is a street, a building or a hotel in between. Price per square foot and HOA are materially different, and so is how the building ages. Section 02 explains the three products, including beach access, which is the one listing language stretches the most.
What is ZOFEMAT and why does it matter?
It is the federal maritime zone, the first 20 meters from the high-tide line. Nobody can own it, Mexican or foreign. Beachfront buildings hold a federal concession to use and maintain that strip and pay an annual fee for it. We verify the concession is current and in the building’s name before recommending a property, because an expired or missing concession is a problem you inherit.
Are HOA fees higher on the beachfront?
Almost always yes. Salt air, elevators, pools, beach maintenance and sargassum management all cost more, and insurance is higher. The number to judge is not the fee on its own but whether the reserve fund exists, so we read the last two years of financials and the assembly minutes before you commit.
Can I rent my beachfront condo on Airbnb?
Only if the building’s regulations allow short-term rental. Some do, some allow long-term only, and some require a mandatory management program. We confirm the policy in the condominium rules, not in the listing, and we tell you what the program costs if the building has one.
What are the closing costs when buying beachfront property in Mexico?
Budget roughly 7 to 10 per cent of the purchase price, paid by the buyer. It breaks down into the acquisition tax, the notary’s fees, the registry, the appraisal and the certificates, plus the setup of the bank trust if you buy through a fideicomiso, which runs around 1,500 to 2,500 dollars to open and a few hundred a year to maintain. The seller pays the capital gains tax and the brokerage commission, so our representation does not add to your price. Before you sign anything we hand you the full number for the specific property, itemized, not a percentage.
Is it safe to buy property in Mexico as a foreigner?
Legally, yes, and the safeguards are stronger than most buyers expect. Every transfer goes through a notario público, a government-appointed lawyer who verifies title, checks the registry, confirms there are no liens and is personally liable for the deed. The bank trust that lets a foreigner hold coastal property is a regulated instrument with a licensed Mexican bank, not a workaround. What actually causes problems here is not the country, it is buying without reading: land with an unresolved ejido history, a building whose ZOFEMAT concession lapsed, a development sold before its permits. That is precisely the file we build before you make an offer, and we do not represent developers, so nobody is paying us to skip a page.
Is beachfront property in the Riviera Maya a good investment?
We are going to answer this differently from everyone else on this coast. We do not sell a return, and any broker who guarantees you one is quoting a brochure. What we do is make sure you are not paying above market for the building you want, which is a different job and the only one we can actually promise. Beachfront here is finite, cannot be built again and has held its value through every cycle of the last two decades, so the fundamentals are sound. But the outcome is decided building by building: its fee, its reserve fund, its rental policy, its ZOFEMAT concession and what you paid. Bring us the property and we will tell you what it is worth, not what it might earn.
Is sargassum a problem?
It is seasonal and it varies by year and by beach. Well-run buildings clean daily during the season and budget for it. It affects rental appeal in the peak months, so it belongs in the math, but it is not a reason to rule out the coast. Our sargassum page carries a live map of 120 beaches, the season month by month and the questions to ask a building before you buy.
Which cities have the most beachfront inventory?
Playa del Carmen and Cancun have the largest established stock, Tulum the most new construction, and Puerto Morelos and Puerto Aventuras are smaller, quieter markets with fewer transactions a year. Each city page lists the buildings and the trade-offs of that stretch of coast.
Which is the better buy, beachfront or ocean view?
It depends on what you are buying for, and the answer splits. For your own use, first row wins: walking down to the water is the reason you bought. For rental yield, ocean view usually wins on paper, because you pay 20 to 35 per cent less per square foot for a nightly rate that is often only 10 to 15 per cent lower, and the HOA is lower too. For resale, first row wins again, because beachfront is finite and cannot be built again, while ocean view can. We run all three numbers on the specific buildings you are looking at, rather than arguing the category.
Where is the cheapest beachfront property in the Riviera Maya?
Cozumel and Akumal carry the lowest price per square foot for genuine first row on this coast: older low-rise buildings, real oceanfront, and a fraction of what the Cancun Hotel Zone asks. Further south, Mahahual is cheaper still, with the thinnest resale market of the three. Costa Mujeres is the best entry price for new construction. The full comparison is in the price table above, and since we do not represent developers, we will tell you when cheap is cheap for a reason.
Is buying beachfront in Mexico a good idea for an American or a Canadian?
It works when you buy the right building at the right price, and the mechanics are ordinary: a bank trust or a Mexican corporation gives a foreigner full ownership rights, closing takes six to ten weeks, and annual property tax here costs in a year what it costs in a month in Florida or Ontario. What decides the outcome is the building, not the country: its fee, its reserve fund, its rental policy and its ZOFEMAT concession. That is what we read before you offer. Our work is paid out of the commission already built into the sale, so representation does not add to your price, and we never represent developers.

Not all the water here is salt water
This is the part no listing mentions and the one that surprises new arrivals most: under this jungle runs the largest underground river system in the world, and it surfaces in freshwater cenotes and lagoons. You live on the beach and twenty minutes away there is water with no salt in it, that you walk straight into.
Cenotes of the Riviera Maya
There are thousands in Quintana Roo alone. Open, semi-open and cavern, with water at 75 degrees year round and swimming-pool visibility. Many are ten or fifteen minutes from the coastal towns, and you walk into several of them down a wooden stair.
Homes and land in Bacalar
The country’s most famous lagoon, in the south of the state. Fresh water, white bottom, never any sargassum. It is a different life and a different market: houses and lots with their own dock, prices well below the coast, and three hours’ drive from Playa del Carmen.
Nopalitos and Kaan Luum lagoons, next to Tulum
Fresh water minutes from Tulum, without the beach crowds. Nopalitos is one almost nobody knows; Kaan Luum is the one with the turquoise rim and the deep blue center. Both are a real alternative on sargassum days.
Buying land with a cenote: what you can build
It is enormous value and also a responsibility: a cenote inside the lot brings environmental restrictions and dictates where you can build. When the property you like has one, we check what the permit allows before you make an offer.

If fresh water rather than sand is what pulls at you, tell us: there are lagoon-front properties and lots with a cenote inside them, and they are reviewed differently than a beachfront condo.

Property in Playa ParaÃso,
between Puerto Morelos and Playa del Carmen
White sand, jungle behind, reef in front and a density that no longer exists anywhere else on this coast. It is not the Tulum beach club of the same name.
What makes it different is what it does not have. No avenue, no clubs, no line for anything. Ten minutes from Puerto Morelos, fifteen from Playa del Carmen, half an hour from the airport, and the loudest thing in the morning is the water.
And there is something almost nobody tells you before you fall in love. Municipal water does not reach this stretch: it is solved with delivery trucks and a cistern, as it is elsewhere in the area, and that changes the monthly cost and what has to be checked on each property. It is not a dealbreaker, it is a fact worth having before you make an offer. Very little here is published: almost nothing on this stretch reaches a portal. We source what exists and tell you which ones are properly sorted.

Buying in Paamul: what we check
before we sell here
Paamul began as a very particular coastal community, used for decades mostly by foreigners and seasonal residents who set up RVs and palapas on land they occupied or leased, but did not necessarily own.
Over time, houses, lots and developments came up for sale. That history makes it matter more here than anywhere else on this coast to separate three things that sound alike: owning a structure, holding occupancy or lease rights, and owning the land under a registered title in your name.
There have been reported disputes and transactions in the area where rights or properties were offered without a clearly verifiable individual title. That is why we apply a stricter standard here than anywhere else on the coast.
Paamul is not an area we rule out. It is an area where we sell nothing until we can prove exactly what is being bought and what can actually be deeded.
