Some of the most interesting properties in Cancún never appear on a public portal. Developers often release a small group of units to a short list of agencies before a project goes to market, and resale owners sometimes prefer a quiet sale. If you are only browsing listings online, you will not see these opportunities, and you will not have anyone checking them for you.

What an early release really is

An early or “friends and family” release is the first group of units a developer offers, usually with a wider choice of floors and views and a launch price. These releases can be a good moment to buy, but only when the project has the right permits, solid financing and a developer with a track record. Our guide to preconstruction real estate in Cancún explains what to verify before you sign anything.

Why buyer representation matters in Mexico

Mexico has no national MLS, so who represents you makes a real difference. As your buyer’s agent, we work for you:

  • We represent the buyer, so our job is to protect your interests
  • We search the whole market, not only one developer’s inventory
  • We review permits, contracts and payment schedules with you
  • We coordinate with notaries and specialists through closing and after the sale

Before you work with any agent, check their state registration. Here is how to verify a real estate agent in Quintana Roo.

How to be ready when a release opens

  • Know your budget, including closing costs of 7 to 10% of the purchase price
  • Decide what matters most: view, floor, size, amenities or delivery date
  • Have your documents ready so you can reserve quickly if the project checks out
  • Tell us what you are looking for, so we can contact you when something fits

Our buyer guides for Americans and Canadians walk you through the whole process.
