Puerto Morelos is a small beach town halfway between Cancún and Playa del Carmen, about 20 minutes from Cancún International Airport. Low buildings, a quiet central square, a leaning lighthouse and a reef protected as a national park give it a very different pace from its neighbors.

For buyers, Puerto Morelos is a way to live on the beach close to the airport without the density of Cancún or Playa del Carmen. Inventory in the beach town is limited, while the mainland and jungle areas offer more space for the budget.

Areas to know in Puerto Morelos

Town and beachside (Centro): beachfront and beach-access condos around the square and the lighthouse.

La Colonia (mainland): the residential side across the highway, with services, houses and newer gated communities.

Jungle and inland developments: lots, villas and eco-projects along the Ruta de los Cenotes.

Puerto Morelos Reef National Park protects the coral reef that runs just a few hundred meters off the beach, one of the healthiest sections of the Mesoamerican Reef near Cancún. Snorkeling trips leave from the town pier. On land, the Jardín Botánico Dr. Alfredo Barrera Marín preserves native jungle with walking trails, orchids, a chiclero camp and wildlife such as spider monkeys. West of town, the Ruta de los Cenotes leads to a series of swimmable cenotes surrounded by forest.

Puerto Morelos keeps the feel of a fishing village. The leaning lighthouse, tilted by a hurricane in 1967, is the town's best-known landmark, and the central square hosts local markets, music and community events. The town has a growing community of artists and artisans, with small galleries and the Colonia artisan market selling handmade furniture, hammocks and crafts.

Snorkeling and diving on the reef are the main attraction, with trips that take less than an hour. The beach is wide and calm, good for swimming, paddleboarding and long walks toward the north. Inland, the Ruta de los Cenotes offers swimming, zip lines and jungle tours, and the town is a short drive from Cancún, Playa del Carmen and the region's golf courses and theme parks.

Restaurants cluster around the central square and along the beach road, with fresh fish, ceviche, Yucatecan dishes and a good selection of international cafés and bakeries. The Colonia side has local taquerías and family restaurants at lower prices, and several beachfront spots serve the catch of the day straight from the town's fishermen.

Shopping in Puerto Morelos is local and small: craft shops and boutiques around the square, the artisan market in the Colonia, a few convenience stores and a weekly market with produce and handmade goods. Supermarkets are in the Colonia, and larger malls and home stores are about 25 minutes away in Cancún or Playa del Carmen.

Evenings in Puerto Morelos are quiet: dinner on the square, live music at a few bars, and sunset on the pier. Weekend markets and community events bring residents together. Those who want nightlife drive 25 minutes to Cancún or Playa del Carmen and come back to a calm town.
