Corasol
A gated beachfront and golf community of 236 hectares north of Playa del Carmen, with five residential offerings, an eighteen hole Nick Price course and a private beach club on the Caribbean.
One gate, many addresses
Corasol is not a building and not a neighbourhood in the usual sense. It is a single private master plan on the coast north of Playa del Carmen, entered through one controlled gate off Federal Highway 307, with an eighteen hole golf course in the middle, hotels along the sand and a dozen separate residential projects spread through the jungle between them.
The plan is drawn by Sordo Madaleno and CUAIK Arquitectos, and it resolves into five architecturally distinct offerings: Costa Residences on the sand, The Village around the lakes, Palm Villas on the fairways, and the residential land of La Escondida and Punta Laguna. White sand beach, quiet lagoons and a valley of native jungle sit between them, which is what a low density permit buys you on a coast where most projects build to the property line.
That structure is the thing to understand before you buy here. Two apartments a few hundred metres apart can belong to different condominium regimes, pay different fees and carry different rights to the golf and the beach club. What they share is the gate, the road network and the setting.
Jungle and coast
Low density by design, with native vegetation, lakes and mangrove kept between the projects.
Golf at the centre
Gran Coyote, eighteen holes, par 71, laid out through the middle of the property.
One controlled access
A single gate with 24 hour security serves the whole community.
Minutes from town
Downtown Playa del Carmen and Fifth Avenue are a short drive south.

From Grand Coral to Corasol
The community was launched under a different name, by different owners, and its build out has been anything but linear. Knowing that history explains why some sectors here feel finished and others do not.
The master plan is filed as Grand Coral Riviera Maya, backed by Spanish capital. The golf course goes through federal environmental review, which is suspended at one point pending more information from the developer, a normal step for a project of this size on this coast.
The community is inaugurated with the beach club, the club house and the first residential sectors. The pitch from the start is low density: green areas, lakes and jungle kept between the buildings rather than a wall of towers on the sand.
Mareazul, Nick Price Residences and Lorena Ochoa Residences establish the two products that still define Corasol: beachfront condominiums and golf course condominiums. Mareazul in particular becomes one of the best known rental addresses on this stretch of coast.
The master plan is relaunched as Corasol, with new architecture from Sordo Madaleno, CUAIK and Artigas, and the golf course is renamed Gran Coyote. Costa Residences, The Village and Palm Villas are the three offerings that come out of this phase.
The hotel component fills in around the residential one: Secrets and Impression Moxché, The Royal Haciendas, Sandos Caracol on the northern edge. Costa Beach Club opens as the amenity the whole master plan is now marketed around.
The Village and Costa are the active sectors. Others are slower, and at least one tower project inside the golf course, AWA Corasol, is standing unfinished with work stopped, something we have confirmed on site. In a community this large, the state of the specific sector matters more than the brand on the gate.

What the gate actually buys you
Corasol is sold on its amenities, so it is worth being precise about them. Between the sea and the fairways there is a private beach club, a championship golf course, The Park with its sports courts, and a long list of dining and wellness venues. All of it is club property, not public: some comes with your project, some is a paid membership, and that difference is the single most common misunderstanding we correct with buyers here.
Gran Coyote Golf
Eighteen holes, par 71, designed by three time major champion Nick Price and cut through coastal jungle. Formerly the Grand Coral course.
- Club house, pro shop and restaurant
- Lessons and training programmes
- Private: owners, members and resort guests
- Green fees or membership, separate from your HOA
Costa Beach Club
The centrepiece of the current phase, on roughly four hectares with about 132 linear metres of beach. The developer markets it as the largest beach club in Mexico.
- Ocean, Beach, Sun, Pacific and Ancient pools
- Restaurants, sushi bar, coffee and juice bars, gourmet market
- Spa, wellness centre, gym and yoga deck
- Owners Club, art gallery, ballroom and boutiques
- Access tied to membership and to certain projects
Everyday and family
The rest of the club programme, spread between the club house and the sectors.
- The Park, with sports courts and open lawns
- Kids club, playroom, jungle gym and game room
- Select Club, an adults only beach area
- Organic gardens and the Gran Coyote club house
- Concierge, 24 hour security, golf cart parking

Ask for the amenity access in writing before you sign anything. In a master plan with this many separate regimes, “access to the beach club” can mean full membership included, a discounted rate, or nothing at all.
Inside the gates, project by project
This is the full sweep of what sits inside Corasol today, grouped by what it is. Some of these names are sold as if they were the whole community, which is why it helps to see them side by side.

Secrets and Impression Moxché on the southern beachfront, The Royal Haciendas, Sandos Caracol at the north end and the original Grand Coral resort. They matter to a buyer for two reasons: the traffic they bring through the coast road, and the services and restaurants they keep open year round.
Beachfront · All inclusive · Vacation club
The top of the market inside Corasol: large beachfront residences and full floor penthouses, sold with the Costa Beach Club and a private Owners Club attached. The plan behind it holds six clusters of amenities, from the beach and ocean pools on the sand to the art gallery, ballroom, boutiques and wellness centre inland.

Beachfront · Largest units · Owners Club
The most active sector: six towers around the lakes and holes five, six and nine, with one to four bedroom layouts, golf and jungle views and sea views from the top floors and roof decks. Sky gym, rooftop plunge pools, a sand entry family pool, mini golf and Downtown Corasol next door. Lumina is the luxury tower within it.

Inland · Lakes · Widest price range
The best known beachfront complex here, from the original phase. Large grounds, mature landscaping and an established vacation rental history, which makes it the easiest building in Corasol to underwrite as an investment.
Beachfront · Rental track record
Condominiums set inside the golf course beside the hole of the same name. Quiet, green, and the classic golf buyer’s product in Corasol.
Golf course · Also sold as Corasol Nick Price
The other golf address, on the Gran Coyote fairways, from the same generation as Nick Price Residences.
Golf course · Original phase
A limited collection of 35 freestanding, multi level vacation estates by Sordo Madaleno, set along the fairways of Gran Coyote. Concrete frames, wooden louvres and double height living space opening onto a private pool, sold as a lock and leave home: you close the door and the community keeps it running. Four bedrooms, four and a half bathrooms, service quarters and outdoor space on plots of a few hundred square metres.

35 estates · Sordo Madaleno · Lock and leave
Private residential lots for buyers who want to build their own house inside the community. Thirty two plots in a single line along the Gran Coyote fairways, from roughly 478 to 1,378 square metres, most of them looking onto holes three, four and seven with the jungle behind and the sea on the horizon. Buyers build to the community’s design guidelines, which is what keeps the sector consistent.

Land · Build your own · 478 to 1,378 m²
Two more sectors on the master plan, along the golf course and the lakes. Punta Laguna is the taller apartment product at the eastern end of the fairways: a cluster of towers with planted balconies looking over its own lagoon pools, sand entry decks, cabanas and the greens beyond. El Amate sits inland by the greens.

Golf and lakes · Apartments
Corasol also touches the Xcalacoco and Punta Esmeralda beach areas on either side, which is where residents walk, run and take the dog rather than using the club.
What you can actually buy here
Corasol covers an unusually wide range for one gated community, from a one bedroom apartment on the golf course to a beachfront penthouse of several hundred square metres. Prices below are starting points from our current inventory and move with the exchange rate, the sector and the phase of construction.

The entry to Corasol. One to three bedroom apartments in The Village, Nick Price and Lorena Ochoa, with golf, lake or jungle views. At the low end of this range you are looking at a one bedroom.

La Escondida lots start around this figure and run past a million for the largest plots. A finished Palm Villas estate home, one of 35, four bedrooms with a private pool on the fairways, starts around USD 2,000,000.

Costa Residences and the beachfront resale market. Three bedroom residences of roughly 300 square metres at the entry point, half floor and full floor penthouses well above it.
Before you buy: the rules that change the numbers
Golf and beach club are separate contracts
Neither comes automatically with a title. Confirm whether your project includes membership, a discounted rate or nothing, and what the annual cost is. This is the number that most often surprises buyers here after closing.
Rental rules are per project
Some buildings inside Corasol run active vacation rental programmes; others limit stays to longer terms. Mareazul has the longest rental history in the community. Read the condominium rules before making an offer.
Two fees, not one
Most sectors charge a condominium fee for the building and a separate master community fee for the roads, gate and common areas. Ask for both, in writing, for the last three years.
Check the sector, not the brand
Build out here is uneven. Before committing to pre construction, ask what phase the specific sector is in, who the builder is now, and what has actually been delivered on the ground.
Sending your money from the US or Canada
Funds move by international wire from your bank to the notary or to the developer trust account, never in cash. Plan two to four business days, a currency conversion that is usually better through a specialist exchange house than through a retail bank, and the source of funds paperwork that both your bank and the notary will ask for. See financing and payment options.
North of town, off the highway
The gate is on Federal Highway 307 at about kilometre 294, north of Playa del Carmen and south of Punta Bete. Everything in the Riviera Maya is reached from that one turn: town to the south, Cancún and the airport to the north.
Inside, distances are driven or taken by golf cart. The coast road links the hotels and the beachfront projects, and the inland roads follow the golf course and the lakes.

Reasons to choose Corasol
Scale that cannot be repeated
Two hundred and thirty six hectares of coast in one private plan, permitted years ago. Nothing of this size is getting approved on this stretch of the Riviera Maya again.
Golf and beach in one gate
Very few communities in the Mexican Caribbean put a championship course and a private beach club inside the same fence. It is what holds resale demand up here.
Exclusivity, and a lower property tax bill
Access is controlled, the sectors are small and the architecture is held to one standard, which is what keeps the address exclusive. Property tax in Quintana Roo is also a fraction of what an equivalent home costs in the United States or Canada, so the annual cost of holding a luxury property here is far lower than it looks.
Entry points at several levels
A one bedroom on the golf course and a beachfront penthouse sit behind the same gate, which is rare and useful: you can start small in a community you would otherwise be priced out of.
Is the golf included?
No. Gran Coyote is a private club. Owners and guests play it, but green fees or a membership are paid separately from your condominium fee.
Does every owner get the beach club?
No. Costa Beach Club access depends on your project and your membership. Get it in writing before you buy.
Can I rent short term?
It depends on the building. Some run rental programmes, others limit stays to longer terms. The condominium rules decide it.
Can a foreigner own here?
Yes, through a fideicomiso, a renewable bank trust that gives full ownership rights inside the coastal zone.
