Beachfront Property
in Playa Paraíso
White sand, jungle behind, a protected reef in front and a density that no longer exists anywhere else nearby. Almost nothing sold here is published: we source it on request. This is what there is, how people live and what we check. And no, it is not the Tulum beach club of the same name.

Why buy beachfront
in Playa Paraíso
What sets it apart is what it does not have. No avenue, no clubs, no line for anything, and the loudest sound in the morning is the sea.
Sand and coves
A wide white-sand beach with small coves where the water sits still. You walk for miles along the shore without passing a beach club. It is the kind of coast Playa del Carmen no longer has and Tulum charges double for.

The protected reef
In front is the Puerto Morelos Reef National Park, part of the second-largest reef in the world. That is why the water is that colour and why it reaches the shore calm. It also means the sea in front cannot be filled, dredged or built on.

Very low density
Much of the coast is large resort land with a lot of jungle inside. The residential part is a small community with controlled access and 24-hour security. So there is little supply, it barely turns over and it hardly ever reaches the portals.
Ten minutes to Puerto Morelos, fifteen to Playa del Carmen and about half an hour to Cancún airport. Both towns are close for everyday life and the airport is near enough for a long weekend. There are two golf courses a few minutes away.
In exchange there is no town here: you drive for groceries, the doctor or dinner. And there is something almost nobody tells you before you fall for it: on much of the stretch water does not come from a municipal network, it comes by tanker truck into a cistern. That changes the upkeep of the house, and you should know it from day one.
You do not buy an address here. You buy a nearly empty beach half an hour from an international airport.
And on this coast, that is almost impossible to find anymore.
What kind of beachfront property
is for sale in Playa Paraíso
Three products, and only two are on the sand. We source almost all of it off the portals.
Houses and villas
Beachfront houses inside the gated community, three to five bedrooms, several with a private pool. The main product and the one that turns over least: owners tend to keep them for years. When one comes up, it rarely goes through a portal.
Condos in small buildings
A few low-rise buildings with a handful of units each. The way to be on the first row here without keeping a whole house, and the one that works best if you will only be here a few months a year.
Sea-side lots
There are developments of serviced lots on the sea side of the highway, a few hundred yards from the beach, of 1,290 to 3,400 sq ft. Not beachfront, but a way to build your own house near this beach. What gets checked there is the beach access and who guarantees it.
Why almost nothing is published. With so little supply, what sells in Playa Paraíso moves through relationships more than listings. Tell us what you want and we tell you what is available, source it and review it before you see it.

Buying beachfront in Playa Paraíso:
what we check first
In a market this small, every property has its own history. These are the four things we check before you offer.
- How the water arrives
Municipal network, well, or tanker truck and cistern. It changes what it costs to live in the house, what it needs in upkeep and what happens after a hurricane. We get it in writing and see it on the visit.
- The community rules
Controlled access means rules: what can be built, whether vacation rentals are allowed, what fees there are and who decides. Read them before offering, because they are not negotiated afterwards.
- ZOFEMAT and the beach frontage
The first 20 metres from the high-tide line are federal zone. On a beachfront house we check that the concession is current and in the right name, and that nothing built sits inside it.
- What is on either side
Part of the stretch is resort land. We check the zoning of neighbouring lots, because the quiet you buy depends on what can be built next door, not only in front.
Almost everything sold here passes from owner to owner. That makes the paperwork, more than the listing, what needs reading carefully.
Renting your Playa Paraíso house
the months you are not here
There will be months you are not here, and renting the house in those months is normal. The Playa Paraíso guest wants exactly what you do, an empty beach, and pays for the whole house.
The number does not depend on the house: it depends on who runs it. The same property handed to two managers returns two different numbers. We do not earn anything on those numbers and we will not show you a rental history as if it were a promise.
For rentals we always recommend Playa Moments.
- 01
Short-term allowed or not
The community rules decide, not the seller. In small gated communities it is sometimes limited.
- 02
Who runs the house
A beachfront house with a cistern and a pool needs upkeep all year, rented or not. That goes into the math before buying.
- 03
What the municipality asks for
Playa Paraíso belongs to the municipality of Solidaridad, which requires registration for vacation rentals and the lodging tax. We go over it with you before closing.
Frequently asked questions about buying
beachfront in Playa Paraíso
Where is Playa Paraíso?
On the federal highway, around kilometre 308, between Puerto Morelos and Playa del Carmen, facing the Puerto Morelos Reef National Park. About ten minutes from Puerto Morelos, fifteen from Playa del Carmen and half an hour from Cancún airport.
Is it the same as Playa Paraíso in Tulum?
No. Tulum has a beach club with the same name, next to the archaeological site. This page is about the residential coast north of Playa del Carmen, which has nothing to do with it.
Are there beachfront properties for sale in Playa Paraíso?
Yes, but very few and almost none published. They are houses and condos in a small community that turns over little. We source them on request: tell us what you want and we tell you what there is.
How much does a beachfront house in Playa Paraíso cost?
We do not publish a range because there are very few sales and every house has different beach frontage. We give you the real comparables for the property you are interested in.
Is there municipal water?
On much of the stretch, no. It comes by tanker truck into a cistern, or from a well, as in other low-density parts of the coast. It is the first thing we check, because it changes the cost and upkeep of the house.
Is it safe to live there?
The residential part is a community with controlled access and 24-hour security. As everywhere on this coast, safety is decided more by the street and the community than by the town.
Does sargassum reach this beach?
Yes, as it does this whole coast, mostly from April to August. The reef helps with the waves, not with the sargassum. More on our page about sargassum in the Riviera Maya.
Can a foreigner buy beachfront here?
Yes, through a bank trust (fideicomiso) or a Mexican corporation, because it is inside the restricted zone. You hold every right: use, rent, sell and leave it to your heirs.
What are closing costs?
Between 7 and 10 percent of the price, including the bank trust if you are a foreigner. The step by step is in the closing guide.
