Zona Hotelera / Beachfront

The Cancún Hotel Zone is the 22 km strip between the Caribbean and the Nichupté Lagoon. It is where most of Cancún’s beachfront condos are, from 1980s towers to new projects, all close to restaurants, marinas and the airport.

Who it suits

  • Buyers who want direct beach access in Cancún with city services 20 minutes away.
  • Second-home owners who value easy airport access.
  • Buyers who prefer lagoon sunsets and calmer water on the west side.

What you can buy

  • Beachfront condos on the Caribbean side.
  • Lagoon-view condos and a few houses on the lagoon side.
  • Penthouses and large units in older towers, often with more space per dollar.

What to check before you buy

  • Building age, structure and hurricane preparation, especially in older towers.
  • HOA fees, reserve fund and any special assessments.
  • Beach width and erosion in front of the building.
  • Title and the federal beach zone concession for the land in front.
