Condos, homes and land for sale in Tulum

Tulum combines Caribbean beaches, cenotes and Maya ruins with a growing town and its own international airport. It suits buyers who want a nature-driven lifestyle and are ready to choose carefully in a market with a lot of new construction.

Tulum real estate is spread across very different areas: master-planned Aldea Zama, residential La Veleta, the jungle setting of Region 15, the original town and the protected coast toward Sian Ka'an. Infrastructure, permits and delivery records vary a lot between projects, so the first decision is where in Tulum, and with which builder, you are actually buying. Before you buy

What we check on every Tulum property

Tulum has more new construction than any other part of the Riviera Maya, which makes due diligence the part of the purchase that protects you most.

  • Title and land regime. Private property with a clean title chain, not ejido land that was never properly converted.
  • Permits and the developer. Construction and environmental permits, and the builder's record of delivering on time.
  • Streets and services. Paving, drainage, water and power on the actual street, checked in person.
  • Price against the market. An independent valuation against real comparables, including resale units, not just pre-sale price lists.
  • Total cost to close. Plan for closing costs of 7 to 10% of the purchase price on top of the price itself.
