If you’ve spent any time researching Mexico real estate, you’ve seen the term Riviera Maya everywhere. Developers use it, brokers push it, listings feature it prominently and buyers fall in love with it.
But what does Riviera Maya really mean? Where does it begin and end? And more importantly, what should you know before investing in a property that carries that label?
The term Riviera Maya was coined in the 1990s as a tourism branding strategy by the Mexican government. Inspired by the success of the French Riviera, the goal was to create an identity for Mexico’s most exotic, upscale coastal region.
It officially refers to the Caribbean coastline stretching from Puerto Morelos down through Playa del Carmen, Akumal, Tulum, and ending just south of Punta Allen.
It includes:

Because Riviera Maya became such a powerful brand, many people began using it loosely, sometimes misleadingly. You’ll find listings promoted as “Riviera Maya” even when they’re outside the zone or disconnected from the infrastructure and amenities the name implies.
Worse: many of the people using the term are not licensed real estate professionals. In Quintana Roo, anyone can create a flashy Instagram page and call themselves an “agent.” This is dangerous.
REALTOR®, Broker, Agent… What’s the Difference?
In the U.S. and Canada, the title REALTOR® means you’re a member of the National Association of Realtors (NAR) and follow a strict code of ethics. In Mexico, this distinction exists only if:
• You are licensed in Quintana Roo
• You are legally registered to operate as a real estate professional
• You are aligned with recognized associations like AMPI or international boards
